Join us Thursday, April 9, at 6:30 PM PST via Livestream with my co-host Ty Leon-Guerrero.

We will talk about how to navigate and pivot your business as the market is locked up.

As you know, this is causing a major shift, which will leave some out of business and others will navigate and thrive.

Opportunities abound! Seriously, they are all around us. We are in a situation where "survival of the fittest" has never been truer—and those of us who can quickly adapt will flourish.

We have another amazing investor who will be joining us to dive deep on wholesaling and flipping properties.

Don Costa started his real estate journey in 2003. But due to the crash in 2008, he lost everything. In 2012, he reinvented himself, this time starting a company that now sells over 100 houses per year.

Today, he is also the host of the Flip Talk podcast where he shares his real estate experience and knowledge with his audience.

  • Why confidence is key.
  • How to pivot your business.
  • Building a business from scratch.
  • Systems. This is BIG!
  • Failing and moving forward.

We will dig deep with Don and give you some real wisdom from a man "in the trenches." He'll deliver real-world "gold nuggets" that are working in today's market.

Join us on our "Survive and Thrive" series!

See you Thursday. 6:30 PM PST.

Regards,

Beau

My good friend, Vinney Chopra, agreed to meet with us online this coming Friday (March 27) and walk us through how we can get started finding, underwriting, and closing on our next—or even our first— small multifamily property.

He will explain key strategies and underwriting techniques to force appreciation and then refinance and pull back out our initial cash injection (the BRRRR method).

I know the market is crazy right now but we need to get ready for future buying opportunities and whom better to walk us through the process than my good friend Vinney Chopra?

That's right. Click over to my Facebook group to RSVP.

Hey,
Back by huge demand!

Live Thursday night at 6:30 PM PST with my real estate buddy Ty Leon Guerrero. He has a wealth of knowledge, having been in the real estate investing trenches for 20 years. He closes a mad amount of deals!

Ty agreed to come back on for my members (that's YOU)!
He asked if he could bring on two super active deal makers. Who am I to say "No?"
So of course, I said "Yes!"

Little did I know, it would be two super stars: Pace Morby and Jamil Damji.

These guys collectively over the past month have closed more transactions than most active investors will close in their career.

If you want to learn the ins and outs of finding deals, wholesaling, and creative finance (especially with "subject to" investing), then you don’t want to miss this livestream.

This Thursday at 6:30 PM PST. Don't miss it.

See you on the 'stream!

I see a lot of success from people who buy, fix, rent and then refi. They acquire with a fix and flip loan up to 90% of the purchase and 100% of repair costs. They create equity and then refi to 75% of new value with a conventional lender. There are options out there. Feel free to message me and I can help.

@Brooke Spaulding there are many non-bank options that would probably work better since it is based on the property vs your personal income. "Fix 2 rent loan programs" might be your answer.

@Kevin Mitchell we have a small balance multifamily bridge loan product available. I would be happy to discuss.

@Marko Balac it depends on the deal. If you have the potential to make a lot of money than of course paying a few extra points is fine. Run your numbers and if it is a good deal... it's a good deal. I would be happy to give you info on what loan programs are available to you.

@Chris Romany I would be happy to help. We offer a 5/10 and 30 year fixed option on rentals. The loan would be made to your entity. We are a non-bank so qualifying is based on LTV, your experience and a personal financial statement. There are plenty of options available. Feel free to connect.
