I would NOT use Joe Craft. I used him this year and have gone elsewhere to get my taxes done. They missed about every single deadline. You don't get Joe, you can pushed off to assistants. A lot of email responses saying any day now, and that was even after 4/15 deadline passed. Probably 0 for 5 in doing anything they said they would by when they said they would . And then they started doing the tax work in May, I said forget about it, and they wouldn't give me a refund. I asked for 50% refund and they reluctantly agreed implying I was the problem. Here we are in June where is my refund? A lot of investors may use him, but I would strongly suggest you look elsewhere.

I followed a referral for tax preparation from BiggerPockets and its been a disaster. It's May 4th and don't know where my tax preparation stands; except that I belatedly submitted a payment voucher and I believe a tax extension was sent.

So I am back on the site asking for recommendations! I prefer someone East of Mississippi. Ideally in NY metro area. But really someone who is communicative and doesn't drop balls. Someone who is not good, but GREAT. Who is not overly stretched. Who doesn't kick the tax work down the chain and thus really has no control over the process.

I am in NY, the properties are in TX, and I have mainly W-2 income. I have all of my documents really well organized. I am looking for someone to do both my, and my father-in-laws, W-2 & property income taxes.

Does anyone here have any recommendations for individual tax preparation/CPA for the New York City metro area (of course someone seasoned in real estate)? Would prefer to be NY/CT/NJ based. It seems like a lot of investors on this site are not NYC metro-based (which sort of makes sense), but was hoping for a few seasoned recommendations/referrals.

If you take out more capital than your basis in a cash-out refi, is there really no tax hit? I assumed only way to avoid the tax hit was 1031?

I guess I was thinking NYC/LA did better than Vegas/Phoenix. And then within CA, LA did better than Inland Empire.

How much decline did coasts see vs. midwest in the recent crisis? suggests to me the midwest is more cyclical than the coasts?

Foundation repair estimates are generally free. Definitely schedule it up, but if you can't wait incorporate repairs in your bid price. I'm sure you can get a mold remediation quote as well, although it will probably be a wide range since they won't be able to knock down walls and take a look.

I have not heard these terms before.

I would have assumed a linear market is a market that strengths consistently over time. For example, NY appreciates every year because their is finite supply and the demand is ever increasing (although I don't invest there because that can't be sustainable at some point!)

I would have assumed a cyclical marke is one that is more subject to price volatility due to market/economic cycles. For example, a coal town would would be suspectible to cyclical swings in coal prices/mining.

If you are paying 15%+ on credit card debt, does it make sense to pay down those balances first?
