Post: Cons of Manufactured Homes

Hey folks,

Not 100% sure I'm in the right place for this but we'll see. I have an opportunity for a manufactured home. It's not a mobile home, rather a manufactured home with an attached garage on a decent amount of land.

Check it out below.

Anyhoo... from a cashflow standpoint, this is a great opportunity, I think. I'm not sure if this type of a home can get a mortgage (I'm assuming so since it's a foreclosure) and if I can... then the cashflow numbers are pretty great.

Question is... what's the cons of potentially doing this deal? What are the cons of manufactured homes specifically? I know they won't appreciate like a house but as long as they DO appreciate at all, this is a deal that I would be interested in.

I'm completely green to this asset class so any input would be greatly appreciated AND if this happens to be in the wrong place on the forums, let me know and I'll gladly move it.

@Scott Costello Thanks for the detailed response!

Globiflow is probably my best bet I think. My database isn't that large and I'm not at major scale yet so 25 bucks a month for the premium version of Podio to do that is a bit silly to me but oh well. I'll give it a shot.

Hey All,

I know there's been a lot of posts about podio in the forums and I haven't been able to nail down exactly what I'm looking to do yet in the posts that I've read (there are a LOT so perhaps I missed it).

If there's a podio expert out there that can chime in on this, I would be extremely grateful! :)

Alright, here's what I'm looking to do.

I currently have a workspace for "leads". These are basically all my different types of leads that I have (NOO, Probate, Etc). There's where I track my leads on a regular basis as far as conversations about the property, where they currently stand, what phase I'm in, whether I need to send another letter or whatever.

What I'd like to do is have a new workspace for properties that I currently own and am either flipping or holding and continue to add notes, photos, data, etc. 

So, any time I get a property, I'd like to move it from my "leads" workspace and put it into my "Flip" or "Rental" workspace.

Is there a way that I can do this? I haven't been able to find a way to simply move a lead from one workspace to another.

Can anyone help?

Hey,

I'm looking for a title company that does/allows/whatever simultaneous closing in Orange County, CA.  I've been in communication and talking with many people at First American but they all said that I have to do an assignment of contract or... be transparent with both parties as to the money being made in the middle by me.  This isn't the biggest deal in the world as I have no problem being transparent in what I'm doing but... if I get a killer deal, I'd love to not have to risk them backing out at the closing table due to me scoring an awesome deal.

If anyone has a referral, I'd be very appreciative!
