I wish I had started going after listings sooner instead of working with only buyers  - Also - as someone else mentioned , I wish I had started with a larger brokerage that had more intense training programs or at least had found a mentor to work with earlier

I started accepting sect 8 when I realized they were paying more than I was asking for rent  - so I bumped all my rents and started accepting sect 8  - today my payment came on time deposited directly in to my account - I'm a fan so far - of course I screened really well too so I have a great tenant

@Rich Lopes - it's tough to get anything above 5% on B & C properties that are on the MLS right now but there are few good finds every now and then. For example , just today a triplex came on the market with a 7.5 % cap rate potential, but currently earning 5.2% cap rate cause the rents are too low. They are only getting $700/ unit when the avge in the area is closer to $1000. month

I've been working with Craig Barton of Valley Wide Homes for the last 17 years with a great deal of success. He is very friendly and knowledgeable about the industry and helped me buy my first investment property over 17 years ago. Hi Jonathan - welcome to site - as Jeff said .. appreciation is great in Clovis , but cash flow is a little more of a challenge- however, you had mentioned off market properties and that is where a lot of the deals are.  You are doing good by connecting with local investors -  it's a great way to start seeing properties that you might not otherwise have access to.  Best of luck to you - let me know id there is anything  that I can do to be a resource for you.
