Makes more sense multi family because if tenant leaves you don't feel it as much. In SFR if someone leaves you have to make the payments.

I am a lender if you do a purchase we can do an 80% LTV and 75 % LTV on a refi. We lend strictly to an LLC, it is a no doc loan and we offer a 30 year fixed rate loan with no balloon. No limit on amount of properties only 30 days seasoning on cash out refi. No 4506 required. Feel free to contact me. We lend in almost every state.

@Bryan McDonald  You have to look at your numbers.  What will rental  be?  Is it a one family or multi family?  Do you have a mortgage on the property? I am assuming this is an investment property.  You could do a cash out refi for 75% and free up some cash.  Hope that helps.  Feel free to reach out I am lender.  Good Luck.

@Nicholas Spicher Nicholas, Credit does matter you should have at least 3 trade lines. ARe you planing on living in this e property? Do you another house? If you don't you could go with an FHA Loan with 35 down. If you want a FHA Loan it makes sense to work with a mortgage loan officer who does FHA Loans. Hope that helps. Good luck.

Try calling people on craigs list go to houses wanted.  Search Cash buyers, that is where you can find wholesalers.  Good Luck.

@Scott Smith That is good advise. It always makes sense to have property in an LLC. That is the only way we lend.
