After 10 properties..how do I scale up and expand my portofolio?

I hear many say get a portofolio loan from small banks.. is that the route to take for anyone who has more than 10?

Tenant hasnt paid in 2 months..her story...(she had a domestic abuse case with her boyfriend who is NOT on the lease..only she is.)

she moved in june.. paid july..  after that..her stories came along.. had a domestic abuse case with her boyfriend..she hasnt been living there becasue he somehow gets inside the house and everytime she goes with police so she can get her stuff, or to ask to him to leave...he is not there.

its seems like a weird story but it seems the cops cant do nothing either.  Lawyer told me same thing as ive been reading..due to corona..nothing can happen till dec..by then they are swamped with evictions so ill be lucky to get the boyfriend (who has charges against him with domestic violence) out by january.

Basically a stranger is living there free... this sucks!

the tenant doesnt answer my calls or texts me back and the last texts ive heard from her she will get her things out and furniture. this was 10 days ago..thats the last i heard from her.

TBH i just want to go and change the locks becasue from what she told me , she hasnt been living there over a month because the boyfriend comes and goes. May be real or not but it still sucks that i cant evict.

Any advise please, it would be greatly appreciatd.

hi @Ryan Hazelwood bro no more reading...  now its time to JUMP! i was like u...read every book..and know what i did when i was ready to pull the trigger? picked up another copy of a book. No bueno. You can always learn from any mistake you make and read up about it on bp...but the fear of not knowing what to do (even tho i read alot) was huge for me until i jumped.. never looked back.. couldnt really call my first property a failure because its actually doing great now but i learned from my mistakes and learned awhole lot jumping in and doing the work, experiencing everything and reading BP with future projects and next properties etc.

Hi duane I know many banks won't lend under 100k or even 75k. Any lenders you know in that area that will work with loans under 75k?

@Luis R. Bro whats the name of your property mgmt? we got to air these people out to make sure others dont go with them. Some property mgrs dont want to work or too busy to call back or not really into your best intrest. Ive experienced that until I got me a new good mgr. The one i had was EXTRA property mgmt and they sucked. Wasted about a whole year of waste of time, and at the end nothing happened. I waited way too long but since it was my first property I was bound to make mistakes. I aired them out because i didnt want others to deal with the stress and same things i did. Im sure they got the message, either they changed mgmt or they went out of business. One or the other They have to be aware as well are landlords also.

I got a question for all please..

I have a young single lady tenant that looks like kim kardashian.. lost her 2 months ago and now doesnt have money for rent now. She is asking is she can give me something else if i let her go rent free.  

Not sure what to do.
