Help with down payment for second property

Looking to become an investor!! I purchased my first home last year (condo) I am unable to rent out my home right now due to the fact there's a waiting list to rent (HOA policy).  I am looking to purchase a duplex but I need help with the down payment any advice? FYI I can't borrow from my home right now.

Any advice would help!
