When the agent is the "expert" end of the brrrr JV, yes, it is their fault.

When the agent is okay the marketing end of the transaction and not pandering for dollars pretending to be an expert, no, it is not their fault it’s a garbage deal run by a fool.

Stay away from Amy Beliveau. She fancies herself a brrrr JV expert and is far from. Doesn't budget for tax increases from extensive renovation like adding a legal suite. Doesn't budget for management. Uses rent from illegal units for projections. And doesn't actually understand the difference between illegal and non-conforming. Another insta-agent clueless on execution. / end rant

Indeed. Like the “rich kid” who arrives with $2k to his name and buys 3 vancouver detached homes worth $10M in 2 years while his parents hide out in a non-extradition country after being charged with money laundering in China. Rich kids.

Happens all the time. It comprises a healthy portion of the massive money laundering problem that exists in Canada currently. Dozens of examples of international students buying $5+M on property for cash over a couple years. Enjoy!

A good deal on Edmonton or Calgary will outperform a great deal in many other areas of the country over the next 5 years. That said, type of investment, asset class, how it’s managed and many more things could sink even the best deal in either of them.

Pleasant hill is a very rough area. Definition of D class. This is a no go zone for out of town folks and honestly I would never recommend ANY investor buy there currently. And do NOT buy someone else’s problems in this area. Example: 700 ish Epic Alliance castoffs.

WRT cash flow. I tell people Saskatoon is Edmonton but $50k cheaper.

You can command $3,600 monthly on $375k spend, but it’s difficult to find now.

You can command $3,000 monthly on $375k spend all day long.

The same rent in Edmonton costs you $425k. This assumes all are long term rentals.

Don’t get future outlook from the city website directly, they’re never going to tell you of impending doom. Gather info on area plans, economic development focus etc.

Also don’t get info off tiktok/ instafamous realtors or investors.

Saskatoon police service has a great crime mapping tool. Check their website.

Yes sfh will cashflow but cashflow is much better on suited sfh.

I’ve been buying there since 2007, ask away.
