just received my copy of Real Estate Investing Systems by James Orr from Amazon. I'm just getting started with it.

I don't have access to the MLS either but I have befriended many realtors through my local REIA. I have one who set up a "hot sheet" based on my criteria (3 bed, 2bath in x zip code). I then a receive an email notification when properties fit my criteria hit the MLS.

There's also Non MLS sources such as Craigslist and other online classifieds, free newspapers such as penny savers, and direct mail to list such as absentee owners.

I agree with Paul. The local REIA is a great way to go. You get information about the rules and regulations in your area.

It also helps to know who buys what and where locally. I know one person in my REIA who focuses on rehabs, another person is all about subject tos, another is only interested in properties under a certain price. When these different opportunities come up, I know who I can call up right away to see if there interested.

Thanks for responding. Let me try my question a different way. If I as a wholesaler found a opportunity where a subject to deal would work out for the homeowner, could I then present that opportunity to another investor for a fee?

is it possible to a property under contact as a wholesaler if a prospective seller would accept terms? If so how the deal be structured or would it be easier to a bird dog the deal to another investor?

Do you as the investor pick up the phone and take calls from your marketing efforts?

Or do you have VA or an answering service handles your incoming calls? If you do use a VA or answering services...do they just collect the persons name and number or do you have them collect property info, motivation for selling, how much they are asking etc?

Welcome to BP. Come to a SLREIA Meeting to network with other investors in person. They're held the 2nd Wednesday of each month in Sandy Utah.

There is also UVREIA if you're looking for something closer to Provo.

I supplement my real estate education by going to local REIA monthly meetings and luncheons. I'm also in the Bigger Pockets forums daily and listening to the podcast weekly.

Michael, when you use listsource what criteria do you use for geography? Zip code, city, county etc?
