Ryan - you are a gift for investors. Home inspectors are important because they are able to point out all the concerns, whether minor or major, that a property has. My inspector was able to go through the report with me line by line and give me an idea of the impact which walked me off a cliff. It is your job to point of all of the property deficiencies but I think it's just as important to be able to speak to them in a calm and analytical method when working with an investor.

Any property that requires more than a handful of hours per month to manage. Your time is valuable and can be better spent elsewhere. You'll still need to manage your property manager but it is worth the freedom to focus on the areas important to you

I recommend the expertise of a property manager with a gap that wide. They will be able to get you an idea what your property is actually worth and will be able to find tenants to meet that price if you can't yourself.

As a previous resident of Los Angeles, Florida is a great location to invest the profits for growth. I am biased, but It's pretty much the California with a modern wild west vibe.

Great thought process and preparation. A real estate attorney and CPA are great to work with at the same time to make sure all parties are on the same page.

With the impending climb in interest rates from the Fed, lenders are baking it into their numbers. I would still shop around and ask about the terms. 6% is really high for an owner occupied property but likely be in the ballpark for an investment loan at this time.

Congrats on the investment. Durham is a great area especially with the school nearby (Go Wildcats!). The rent by the room strategy would be great with students while you lived in the ADU. Or mix it all up and get the most profit if you are willing.
