I think FHA is an option for folks with less than perfect score, I would call several banks and brokers to shop around, make sure BEFORE they pull your credit, you shop around and settle with less than 3 banks because it will lower your fiancee and your scores if too many credit checking. I just bought my home last July, I shopped around too many banks, it brought my credit down about 60 points.... ouch! Lesson learned.

@Christian Wathne I agreed with @Dmitriy Fomichenko , with self directed IRA options, you have more freedom on where you want your money invested in, instead have somebody else decide for you, and you also need to check how much they charge in each transaction, some investment firms are shaddy on their fees, plus you can also have others self directed IRA combined to invest in Real Estate or other ventures (*check the rules for what's allowed) Not only self direct IRA but you may also use HSA (Health Saving Account), I'd suggest give few firms some call and get some details.

Thanks @Jay Raught & @Nathan Turner, do you consider partial notes to invest in? or fraction notes?  I'm learning on the advantages and the disadvantages for these, but just want to hear other opinion on them if it's actually a good idea. 

hi @Nathan Turner , do you use self direct retirement plan to purchase this? or you just use straight cash? what do you look in notes when you purchase it with non-performing and performing?

I look at trulia and zillow, plus I'd drive around just to get a feel (day and night) and if I feel the neighborhood doesn't look hostile. that's a good thing.  Google earth/map is also great if you live far.  I also call few local agents and have conversations.

@Gerald Demers , thank you again my friend, at this time, I'm still shopping around being really careful on what I'm getting into. 

Btw, do you have recommendation for starter in note investing, I want to start small and get used to with the process as I get more comfortable to invest big later.

So I asked the broker but no answer yet, thought I ask here in BP ... 

I have been researching this with no and little info. I do understand the basic understanding on both but not 100% sure which ones are good or better than the other. I heard the fraction notes investors have very little control, due to broker has the original paperwork. 

If anybody can share the Pros and Cons Investing on Partial Note & Fraction Note I'd appreciate it.
