Plan hasn't been laid out so there's nothing to critique. Anyone who does would just be speculating. I see no point in speculating without getting the details or even knowing who the president will be.

Was thinking about Baltimore to invest but its a good thing I saw this thread. Looks like there are more cons than pros.Or more specifically, the cons are the types I wouldn't want to deal with.

As someone who just bought and completely renovating a primary residence in East Passyunk, this thread is making very happy. And yes, I'm moving in from NY. I'll be ready to purchase an investment property Philly within a years' time so who can tell me is the next area that would be ideal for buy and hold?

@David Haynes Congrats on the successful flip/sale. I'm renovating a primary residence (Rowhome) in East Passyunk and my contractor has flipped a few of his own properties in Girard Estates and has had the same success. He's houses sold very fast. Will add it to the list of areas to look for my investment property.

Man! I’ve learned so much by reading the friendly debates of different POV’s in this thread. Net/Net - there are different ways to scale and create wealth. it all depends on the ultimate goal and your time horizon to meet that goal.

The country is trying to navigate a pandemic with extremely negative economic implications. Not the best environment to buy, sell, or build a home. Unless, of course, you subscribe to the Buffet school of thought and get excited when you see "blood in the streets."

The permit pains are real. My contractor applied for a building permit for a full reno back in late April through the Eclipse system. Back then, the system with chalked full of bugs. My contractor was losing his mind trying to figure out what was holding things up. Status was "Submitted" for the longest time. Then we called the L&I office. After a 3 hour hold, we finally got someone who told us what the issue was. Turns out my contractor uploaded his proof of insurance in the wrong place on the site.  They explain the correct place to upload the documentation which we would've never figured out because there weren't any instructions to be found on the site.  We finally got the permit and started the project but only after calling at least 7 times.

My advice would be to diligently call the L&I office to get the status of your application. Best of luck!
