@Justin Brown Curious - how many folks usually attend your round tables? What's the format? Do you occasionally have a speaker or is it an open discussion for the most part?

I'm moving to Philadelphia this September and will actively looking for opportunities to invest in the LV market.  Wondering if your event would be a good place to start.  My wife who is a high-end residential interior designer is anxious to get started on our first project.

Hi Basit,

Just curious as to why wouldn't see any value in inviting people who don't a deal in the Lehigh area to your meet-up.  I live in NY and have been considering investing in the Lehigh for some time now. And, now that I'm moving to Philadelphia this September, I'm going to start actively looking for deals. I'm a business development project manager and my wife is a high-end residential interior designer. All of her clients are high net worth finance professionals.

I think we are exactly the type of people that have something to offer to an event like yours. Would love to understand the reasoning behind the criteria you've set. Best of luck with your event!

Very well done!  Colors and fixtures are wonderful. My wife is a high-end residential interior designer (Projects  $1million and up) and the esthetic you have in this house is comparable to her style of design.  Good luck @Daniel Andrews!

Hi All,

I'm taking a very serious look investing at Lehigh Valley, PA. With my wife itching to return to her home state (She's from Bucks County) its becoming more and more of a possibility will be relocating to the area from Tarrytown, NY very soon.  All the research I've done (And I've done a lot!) indicates that the area is experiencing substantial economic and growth.

Wondering if there any BPer's out there that are currently investing in Lehigh Valley that would mind sharing some of there successes (and failures) with me!  Where are you investing, what type of properties are you buying and what made you invest in your respective area?  Who's are some knowledgable realtor/investors I should connect with?

Looking forward to hearing you success stories (and nightmares because there's even more to learn from others mistakes).  Can't wait to hear from you all!

Hi @Abdul Azeez!

Have you tried speaking with landlords that are renting homes similar to yours in the general area?  They may be able to give you some insight.  Sites like a rentometer.com and zillow.com are great but speaking with those are doing what you are trying to do can be a bit more valuable. Think about it.  Best of luck!

I've been looking into opportunities in the Memphis area as well.  I have a good friend that is from the area.  I'll actually be visiting Memphis for the first time in a few months to attend his wedding.  I plan on scoping out the city and talking to the locals while I'm there. Will definitely share any insight I get from my trip with you.

Hi BP,

I'm a REI newbie. Working out the numbers for a buy and hold opportunity in Philadelphia, PA. My calculations are netting out with a high cap rate but a small negative cashflow. Is this possible? I'm being conservative with operating expenses by doubling my estimation and coming out in the red by under 100 bucks.
