Have your attorney draft the mortgage, note, guarantee agreement and the buyer/borrower should pay for these legal fees at closing. Good luck.

Private money lender certificate is something they made up. They ask you to go to their very expensive class. They certificate they issue does not mean anything.

In most states,PML wouldn't fund to OO properties if you don't have a license.

With such a great relationship with the bank, why do you even consider PML? PML will charge you much higher rate.
