Peter Tom LLC Hard Money Lender

Does anyone have any experience with using Peter Tom LLC for HML. His rates seem very good, but i can't find any information on him to verify that he is an actual lender. At only 5% interest I would think that everyone would be using him, but oddly enough I can't find anyone who has used him before.

After doing more research this is a scam. I asked for references and was directed to another one of his scam accounts as a reference. It is concerning that's BP let's this person advertise in their directory. After contacting BP about him, I was told they do not vett the individuals on their directory and it was up to me to do my do diligence, so just beware.
