Personally, I think the real debate is on SFH. Can't say that on this website though as it seems many buy and rent out SFH, instead of MFH.

I will never buy a SFH to rent out, but that's just me.

Renting has value in the market, but not everything should be rented.

How many 3 day notices do you all give before you just call it quits? If they keep playing that game every single month and always pay in the 3-day window, you have to keep accepting it, correct?

Do you just ride that out dealing with it until lease end and don’t renew them or do something else?

I would recommend recessed lighting if you are wanting to modernize. I would not recommend canned recessed lighting as that is becoming a dated look. There is recessed lighting that is flush.

The Chicago Department of Housing on Monday chose two nonprofits to provide free legal help to low-income tenants “at risk of or subject to eviction or lock-out” in Chicago.

Many individuals have their First 100 Days plan, such as people in government or executives. They outline exactly what they want to get accomplished in their First 100 Days of taking over a new role or business or some asset.

I'm curious, what is your First 100 Days plan on every new property? What is on your checklist to get done?

I'm brand new to this endeavor and my first property closes in two weeks. Trying to see what others focus on and ensure I don't miss anything. Thank you in advance!

I’m curious to see what others like in multiple categories and find some of the common themes. Many of you have been doing this for a long time and have found what is a great balance between cost, quality, longevity, etc. This can be specific brands or type of material and more.

Categories can be plentiful from appliances, to cabinetry, to flooring, to paint, to water heaters, and through HVAC, and more.

With that said, what are your hidden secrets and lessons learned? What is your common go to for a specific category?

Have any of you used Porch.com? Curious what people think about it and if it's been valuable to you.

It's completely free to the property owner. They charge the professional for the lead.


I'm sure some of you have used others like Angie's List and HomeAdvisor, so I'd be curious of your overall thoughts on sites like this but am specifically interested in Porch.com if anyone has experience.
