Post: NJ - ADU / Tiny Houses

It would greatly interest me to put what is known as "tiny houses" 3-4 side by side duplex style on a piece of land and rent them out.

Not on wheels, but permanent structures with foundations. The problem is I don't think this is allowed in NJ as of yet, anywhere. 

I'd also like to potentially partner with people in a scenario like this, perhaps even on a larger scale.

I welcome anyone's thoughts.

FHA Loans are assumable, as are most (all?) govt backed loans, I believe.

I've been thinking about this myself. All the 3-4% mortgages out there are assumable. But how to take advantage of that?

Looking for anyone else's input or experience, and might even be interested in teaming up with people.

Is it just me or have all the older posts on this forum "disappeared?"

I only see one page total of postings, and at one point there were pages upon pages. For me, one of the most valuable parts of BP was the forums, particularly this one. I was just about to join BP pro when all the "changes" took place,

which made me instantly change my mind. I wish the old forum and format were back.

What in the world happened?  

I also echo the sentiments of others in this post. This forum is impossible to find. The only reason I can find it is before the changes I favorited it.

How the mighty have fallen.

My understanding is that there are some new requirements for NJ leases as of now. Unfortunately, I'm unable to find this information. Does anyone have any info?  Thank you, everyone.

That's embarrassing. What a mess.

If nothing else, what is to prevent your sister from occupying the unit of the tenant you dislike the most? I believe she has to occupy that unit a minimum of 6 months under the law, but I would definitely check that.

It is getting to the point I feel in Middlesex County that the only deals worth pursuing are ones that involve at least two units, making the overall per unit cost lower. In a perfect world that would be four unit homes, but a lot of four unit homes are located in areas that I wouldn't personally feel comfortable investing in. If you have the stomach for it, all things being equal, the per unit cost of four unit homes would usually work in their favor.

With that being said, I think the sweet spot is going to be 2 or 3 unit homes in blue collar or and/or up and coming towns. I'll give one example. I like what is going on in Rahway, but I don't think trying to make the numbers work with a single family home is the answer, especially for a novice investor. I also think Dunellen is going to be up and coming.

These are all just my thoughts and opinions, but they come from my awareness of the area. I'd welcome anyone's thoughts or inputs.

Oh, ahh, that makes sense. In this case it would have been nice to see, however. But I totally understand generally why that is. So sorry, I didn't mean to encourage anyone to break a posting rule.
