I read this thread with great interest. I found it very informative, and the differing opinions overall were useful. I also would appreciate an update on this; the good, the bad, and the ugly.

Here is an example, this is the NJ forum. There are pages and pages of old posts, which would be nice to be able to refer to. Yet only one page of posts ever shows. Please note this has been the case for months.

 The good news is "fees" don't count against the 1.5x deposit requirement. So you can charge, to use your example, an initial $300 pet "fee." A fee is not refundable, and therefore not part of the deposit.

No matter what I do, I can't get this forum to go beyond one page. It just amazes me that this hasn't been fixed. Can anyone comment?

Ah, I didn't even think of this part. Anyone know what the actual rule is?

Under this scenario, would the new owner have to occupy for a year?

The way I see it is since we aren't disturbing the original mortgage and just taking it over, if the one year requirement has been met (which is a guarantee under this scenario) why would it have to be met again?

I'm hoping within the next 12-18 months some towns begin to relax their requirements and start to allow something like this. I think it's a win/win for all concerned, as well as taking into account the high demand for affordable housing here. 

Since the costs will be lower the asking rent can reflect that.

There used to be pages and pages of posts on this forum. Now there's only one page?

I also miss when this forum was a lot more active. Honestly, if I wasn't following it I don't know how I'd directly navigate to it.

Yes, I'm not worried about that I don't think. My thoughts center around the fact that at least part of the overall mortgage would be financed at 4% or less as opposed to all of it being financed at 8%+-
