Anybody with experience buying sub 30ks in Baltimore City have any advice for a newbie who isn't afraid and has lots of renovation experience. I have no clue on where to start. Only hidden cost I've found where "ground rents". What else should I be verifying before purchasing. Thanks in advance

Each state is different when it comes to open carry. I would advise against open carry even if your state allows it. I am a certified firearms instructor, and I advise my clients against open carry.

@David Hunter  how is 3% of $30,000, losing them money. Do you mean losing money indirectly by taking time away from them doing larger deals? Im just trying to understand the agents psychology

I'm in the Maryland area having trouble finding a buyer's agent. Everything goes smoothly right up until exactly the point when I inform them that I'm interested in under $30k properties, then I can't get a call or email answered or returned. I understand the commission numbers, but if I'm trying to develop a long term professional relationship, why is it challenge to find a good agent that I will possibly be doing 5 - 10 deals a year for me?

I'm looking to purchase an investment property cash. At the price point it's sure to be bid up. How would you play this. Bid low, right at ask price, or a little higher. I'm a newbie, trying to figure out does offering hard cash give you any/more negotiating leverage over conventional loan offers?

Anyone have any experience in renting to military families. Pro's and Con's of the BAH (Basic Housing Allowance), turn over rates, best ways to market rentals (ie how to get in military lisitings), and are there any building codes and/or inspection requirements when dealing with BAH? Thanks in advance.

I've been missing sleep, meals, and showers between Kiyosaki, Trump, and Napolean Hill. This post is purely for ***** and giggles to break up the monotony before I burn out. Im a newbie in the education phase, looking to LLC this thang right out the gate, so whats the sexiest REI business name you've ever seen or thought about but it was too crass to actually name your business after...and shoot!
