I know the subject title is bananas but hear me out. I'm looking to purchase a single family rental from my great aunt, it's located in a piping hot Downtown Charlotte NC neighborhood. Do to her age and desiring to be hands off, she has kept the same family in the property for nearly a decade at 1/4th the market rate. Well I'm not a sweet old lady, I have lots of rehab experience to bring the property up to sexy. This will be my first rental property, what are the tenants rights, as far as the property changing ownership and the new landlord wanting to attract higher end tenants. How does the process work? I'm new to REI, but I imagine I can't leave from the closing office, go to the property, and hand the current tenant a letter that their rent will be increasing 300% in oh let me see, 90 days.

Hello everyone, I'm still in my 20's, I'm an experienced HVAC/R contractor whose been in the real estate game for a quite some time, however primarily aa a spectator. My mother and step mother are both licensed real estate agents, my father is a real estate investor, my aunts and grand parents all own property, so I'm not completely green to the wealth potential of REI nor the risk and horror stories that accompany it. My mother handed me Rich Dad Poor Dad in 2000, when I was only 14, from then on I always new that the proverbial rat race wouldn't suit me well, and in many ways it transformed my financial acumen moving me from a non-investor to a passive investor at a very young age. But I grew complacent, got married, had children blah blah blah. Now that my 30s are fast approaching, Im hungrier and more focused than ever to get in the game, call my own shots and realize my dreams of financial independence. Currently reading every book, article, and manual on the subject. Credit score took a hit from medical bills and student loans, working hard to repair and it will be well above 700 by the summer of 2016. I have a sizeable 401k from a former employer that needs to be liberated asap, and will be, in the event that access to OPM becomes an impediment to my goals. Im currently interested in buy and hold rentals, not afraid of low income areas and very open to the sec8 program or similar. Im currently living rent free with family, vehicle is paid off etc, so my DTI is on fleek (urban term meaning very good) lol. I plan to have my first property by the summer 2016. In the meantime Im doing market research, networking, and deciding on which legal entity to structure for my rei portfolio. Very excited to join the biggerpockets family
