@Marc Winter what if i get rid of that last sentence, and its more of a partner + personal friend instead of a second position type of deal.  does that change anything

has anyone ever partnered on an FHA home? Is it a good idea?
I'm trying to house hack my first property and am saving up, but would like to purchase something sooner so i can save money on rent.  Since Downpayment can be Gifted, is this something i could partner with someone on?  Bank takes first position, investor friend takes second position

I dont have much experience, but i know how to analyze deals.  

I dont want to wholesale Residential SFR houses.

Is it reasonable to start with 5-16 units?

I want to submit offers on properties but don't have proof of funds.  
I have people that I network with who say they are in the market to purchase an apartment building, and would give me ownership if i find a good deal but i feel like not having POF is holding me back

how long have you been using reonomy?  What kind of search criteria are you using? 

@Sean OToole when i look for multis in TX they say that my county doesnt collect the number of units for that apartment, so i cannot narrow my search down. They were offering me all different types of commercial properties from stores to apartment buildings.

@Ryan Vienneau Only thing i could find on Costar is already listed properties. I could not find any off market properties, but i will have to speak with someone and check again.  Reonomy is the only one that seems to work but its pricey. I may have to just go for it though
