As the former owner of 2 rooming houses (18 tenants total) in one of Boston, MA toughest neighborhoods, I can say that as far as your business model has a reliable system you can do just fine. I like to invest in challenging neighborhoods because: a) Less competition b) Better ROI c) I improve those neighborhoods
Hi all and Happy Thanksgiving!! I have a simple question: How could a large condominium development affect my single family rehab across the street? Originally, when I places this house under contract back in March 2014, I offered it as a wholesale to well established real estate developers in Boston since the house is located on 14,000+ sq. Ft of land for a potential 6-8 condo, and no one saw the opportunity. Now a different developer has proposed and hold town meetings on developing a larger development (32 condos) right across from my house in Hyde Park. Is this good or bad for the value of my project? Thanks in advance for your thoughts.

Of course they are overpriced! Banks know that we, investors, will bid against each other... I need to become a bank! Lol.

Hi John, It's a great question, although hard to tell since direct mail marketing its about a number's game and lots of persistence. My current renovation its from a seller I mailed for 2 years On a monthly basis! When homeowners call for the first time asking me to remove them from the list I agree but next month "a system glitch" will mail them again until the really mean it. I wish you the best of success!

Just my humbled opinion: Are there scammer real estate gurus out there? YES THERE ARE! Are all Real Estate Mentors / Coach crooks? NO, THEY ARE NOT! Many "aspiring" Real Estate Investors think they can join such a profitable / risky industry by reading a $14.95 book from Barnes and Noble, joining all webinars and going to all "free" Seminars! Real Estate Investment have the potential of breaking your financial life or putting tens of thousands of dollars in your pockets every year. Is it worth it to pay $25,000 for an expert? If you can afford it, Yes! Would someone go to a Home Depot workshop to learn about criminal Law? I don't think so. I did a research and this is what I found of the most famous ones: 1- The Trump University is NOT for me since I'm not into skyscrappers, Yet. 2- Dave Lindhal is NOT for me since I'm not into multi-family buildings, Yet. 3- Robert Kiyosaki (My Personal Rich Dad) is my best mentor, but not for my market and not doing single fmly as others. 4- Armando Montelongo would it be a great coach if he was specialized in New England. 5- Than Merrill (Fortune Builder) is into single fmly houses and they got started in New England, therefore, is my best choice! As you can read, search your resources, your area and your investment strategy to match that to your "Guru", since it will reduce your risks, learning curve and it will give you all the support you need: AS LONG AS YOU TAKE ACTION!

Hi Robert,

Your opinion is greatly appreciated. In this Boston neighborhood, most of this 100 year old 3 fmly houses are covered with vinyl siding due to our "lovely" New England winters! Lol. This is one of the most economically challenged neighborhoods in the city of Boston and whomever buys this house from me in the next 4 months will buy it just as an investment and most likely will not live there. Each of this rental units goes for about $1,600 for a 3 bdrms.

What I am trying to figure out, since I never done it before is: What would make the most economic sense from an investor standpoint: Scrap and paint the wood siding or remove existing wood siding and cover with the mostly used vinyl siding?

Hi Skyler, I am glad you are taking action! As Jason says, you can either get a Google Voice which is very convenient or you can just hire a "virtual" assistance like Pat Live, Your Voice Link or any other, just to mention a few. And this services will act as your "personal assistant" getting the info you need from your sellers. I personally use Google Voice and as you said, I always answer my phone calls, but I understand in your case is different. As for the mailing, you just must continue to "test" your areas and market niche. I did and I realized that in my area (Boston, MA), bandit signs and yellow letters are a waste of time. It's all about that learning curve. I hope this helps a least a bit. I wish you the best of Success!

Mark, thanks for your fast response. The intentions are to renovated and sell it to a buy and hold investor for its "rental" portfolio. It is going to be just a regular rental 3 fmly house. I hope this info serves a little bit better for everyone's input on how should I go with it. Thanks a lot Mark.

Hi Biggerpockets Community!

I am pretty close on having an offer accepted on a huge 3 fmly, 9 bdrms, 3 bthrms, 4,600 sq. ft. house in Dorchester, MA. The outside it's totally distressed with old, ugly, flaky wood siding paint. I am debating if I should go with scrape and paint or removing existing wood siding and installing new vinyl siding. What would you do and how much should I look to spend on each one. Thanks in advance for your help!

Welcome to BP and to the REI World!! Honestly its how comfortable you are after a while on your education. Do not make the mistake of overloading or just waiting for the magic formula because their is none! How do I know that? Books, YouTube, REIA's,Course are all very helpful but JUST DO IT! A mentor or coach will extremely advance your learning curve! Lastly, be very aware if the: Analyzis Paralysis!
