If you are just looking for an off market deal you may be better of connecting with some Chicago wholesalers.  I have a list that I'd be happy to share.

Also, some of the best deals come off the MLS so I wouldnt discount finding a deal there. I would just look at deals other people aren't looking at aka expired listings, 100+ on market, etc.


 Would you mind sharing that Wholesaler list with me?

 Hmm dead? If you can provide a little more information about why it is your calling leads dead? 

What type of leads are you focusing on? How are you gathering these leads? What is your approach to the leads? eg. cold calling, mailers, sms, door knocking etc. 
How often are you following up with leads? 

You need to understand the leads you are prospecting to figure out an approach that will work for you. I do not know how long you have been working your leads but it does take time. 

@Jonathan Klemm - Appreciate the advice. I agree 100% I quickly became overwhelmed with the idea what market or city to select. So I just decided on one closest to homebase for now until I get some deals under my belt. 

Same goes for the leadgen, I picked a paid service and called it a day. Off to the races I go :D 

Eventually that rest will work itself out.

Currently looking into leads, cold calling, door knocking, etc. 

No deals currently. 

I bring lots to the table,  Grew up helping run my family’s section 8 apartment building (which we still own today) , started and currently operating my own small business. Ability to speak with sellers, lenders, buyers or just about anyone. Problem solving, resilience. Just a short list of what I can bring to any JV.

Chicago is also a massive market is there a specific area you are looking to hone in on?

I am looking for investors and/or partners. In a nutshell yes I am looking to acquire the foreclosures, so my current list im focusing on is that. Depending on the nature of the deal will determine the exit strategy, weather it will be a rental or a fix and flip. My current market is the Dupage County Area.

 What are you using to gather your lists?
