Hi Jeremy, I deal with out of state sellers all the time and we do everything through DocuSign. You should check your state's laws but in Florida, the title company makes sure to verify the seller's identity after we open escrow. At closing, they send out mobile notaries for the sellers to finalize all the paperwork.

Hi Ashley, I've never tested Skip Matrix but I've used Batch Skip Tracing and I recommend it.

Hi Jon, I have to agree with David. The easiest way is to attend local networking events, I would try to commit to at least 2 per month. You can also find a lot of them through Facebook and I would say the best way to truly connect is to hop on a call with them.

Hi Evan,

To be quite frank, I believe that the best way to get started is to take action. Funnily enough, taking action doesn't always mean going out there and signing an agreement with the first seller who says 'yes' to your offer. I worked for a small wholesaler in Tampa Bay when I first started, that's how I found my first flip deal. After two years and two flips on my belt, I went full time with wholesaling and it's been a great journey so far. 

To say that there's no risks would be a lie, it's important to understand that to be able to sustain a wholesaling business you need to be able to generate leads in volume. There's ways to do this in the beginning at a lower cost but there's always an investment. 

Finally, it's super important to always remember that the whole point of our business is to facilitate the transaction for both the seller and the buyer. We're the ones out there trying to find solutions for both parties, so it's important to always keep that in mind when negotiating. Your reputation does matter.

I would try to find a local wholesaler that is willing to work with you and I would get instructed in how to dispo a deal before you go under contract with anyone.

Hi Landen, congratulations on landing your first deal. To find the contacts for LLC owners you can always search for the names in Open Corporate and then skip trace their mailing address. We have found that the numbers from that skip trace are more accurate. I would also suggest to partner with other wholesalers in the area.

Hi Skipe,

I would suggest to give those books a read and also get some sales training. At the end of the day, wholesaling is a sales and marketing business.
