I am looking at reaching out to listings that meet my criteria, but I do not want to take out loans or pay cash. I am looking at using creative deals to purchase (subject to, options, master lease, etc.) 

My proposal would be for the agent to allow me to speak with the seller and see if they would be willing to sell on terms, if so I would still pay the realtor their commission after closing. I am out of Tampa FL., what are the rules if I was to construct a deal like this when it comes to paying the realtor?

The investor I am working with does not want to go with a title company he wants to do all the DD himself

I am trying to go to the appraiser, country clerk sites but I'm having trouble finding the following information

-Mortgage

-Liens

-Judgments

-Title/Deed

Sorry everyone for the late response, the seller decided to just finish the rehab and sell 160K. The house was in the Belmont Heights area East Tampa. 

great meeting met great people feeling really pumped and motivated. Lucas thank you for posting this event here if not I wouldn't have known.

I ran into an FSBO property in Tampa, I contacted the owner and he states he is currently rehabbing the property. The roof is almost complete, but he needs to finish the floor, cabinets, drywall and it needs a new A/C and is looking for 160K once completed, but he is willing to negotiate if it is bought as is. I ran some comps for the area and within a 2-mile radius home of similar size are ranging from 130-200K move in ready, the lower end fixer-uppers 40-60K (non-gutted as this one seems to be).

Realtor.com shows over 200 homes sold in this zip code since 1/2019

With the cost to rehab if bought as is from the minor details I have, would 55K offer be a good starting point IYO?
