As soon as interest rates start to rise we will all live to see the Supreme Court settle the question of when can a lender call the loan because of violation of the Sub 2 clause.
There is just to much $$$ at stake to think that banks won't give it a shot and B of A will lead the charges. LOL

I nearly had a heart attack but after rereading your email I could see you were still in charge. The first thing I though was it's a terrorist attack. My secret plan for such a happening is that when it happens here I resort to CUSS WORD. It works here!

Only advice I can give is look for a real small bank. My bank has 4 branches, each one in a town of 2,500 or less. They are loaning me up to 85% of appraised value on houses that I am rehabbing and holding for rentals. As long as I buy at a great discount, I have a newly rehabbed house with nothing out of my pocket. That being said, this small bank also has 6 deposit accounts of mine.

Caution: Bank may quickly grab your deposit accounts should they have to foreclose any of your loans. [I hope not.]

The best buy I have seen in a long time while surfing Amazon today was $4.00 for a used copy of "The no nonsense real estate investor's kit"-Thomas l. Lucier. My copy has over 300 pages of shoot from the hip teaching.

I am waiting with baited breath and crossed fingers. I have tossed one, just not right, business card after another while trying to get the right message and appearance. I now have three different cards, one each for buyers, sellers and repair contractors. It’s tough to get the right message and appearance to not look like
Mr. Got Buck or the opposite, hungry for a dollar. It needs to show that you are experience, skilled and hard working without bragging. How to get all of that on a 2x3 business card. LOL!

What is the plan, other than doing an extension, if at the end of 36 months there is no acceptable financing.

Please tell us why you don't do OPM anymore.
