@Vincent Chen buy a fixer upper and make it high end yourself, of course high end is going to be hard to cash flow but they can sell to a retail buyer who is looking at things differently.

@Chris Littell this was a way many people tried to get around the due on sale clause on many loans. You would need to be careful as to the wording of the trust. I see a few downfalls to that, no legal advice here. PM me and we can chat about how we have structured our trust before.

@Alberto Rivera if you are the one on the ground, he should trust you to make decisions on your own. Ultimately no house flip will go completely as planned and someone has to be able to react quickly to issues. The my .02 and how I do my deals, if he is the money person that's his job, your job is everything else and to ensure a profit.
