Hi team, I know there is estimation software that inspectors and contractors use so #s are super accurate when attempting to determine the cost of a project. Would you be great enough to share the software platforms you know of and know are solid?

Hey team! I am a 15 yr mortgage banker and my "street cred" in that realm is squeaky clean and impeccable.
  I want to bring the same level of ethics and professionalism to the wholesale world.
  Please turn on the brutal honesty and offer your thoughts to me on what makes a world class wholesaler to you. I want to be that model for my eventual cash buyers, to my eventual sellers, and for other wholesalers with whom I may do joint deals etc.
My goal is that sellers spread my name to others, that wholesalers almost demand my deals, and that cash buyers sit impatiently for my deals to come as they know the collective and researched property profile will be amazing and help them remove risk from the entire process.

What do ya got?

A mortgage client of mine asked me this:

"Please ask your network this question for me as I lean into r.e. investing:

1.If you could do it all over again, knowing what you know now, what kind of investment property would you buy for your 1st unit(s)?

2. Why would that be the type you'd by now, even if it was not your personal first?

3. How would you measure/analyze that deal i.e. what factors would make it a winner for you and make you pull the trigger?"
