Which tool, if any, inside of BP do you like for running sub2 calculations? If none, which free and quick calculator do you appreciate to quickly tie together inputs to produce NOI, COC, IRR, etc.?

I will see a few homes this week near Grand Junction. I want to interview a couple of attorneys before I head that way. They appear, now anyway, to be decent sub2 deals. That said, I am hearing that title companies in the general area are not fond of sub2 deals. 

What attorneys do you recommend out that way?

Attorneys only please as everyone else will just muddy the waters.

1) Am I allowed to pay a fee to a bird dog for uploading a photo and some notes about a distressed home?

2) Am I allowed to pay the same human a fee once we close a contract on said home?

Assume the following:

I am an investor and not a licensed agent

Bird dog is not a licensed agent

My own $0.02 worth:

1. Nobody is acting as an agent or marketing real estate to anyone.

2. It does NOT seem to be a RESPA violation as as defined by anything remotely RESPA I am reading.
