In my area fixtures like solar systems, sheds, or hot tubs have not had any impact, and appraisers have told me it is because these things often have liens on them so they cannot comp them. That makes a lot of sense. Totally depends on area. We lose power a lot hence the generator.

I’ve heard things like an outdoor generator hookup and permanent storage sheds. Anything else I could be missing? 
ps. This property is in a rural area.

What’s it like looking for contractors to do nasty rehab jobs? I’ve been researching out of state investments which obviously means I can’t do the dirty work myself on those properties that nobody wants to deal with. But that’s where the money is!!

Is it challenging to find contractors who are willing to do those rehab jobs that need a lot of cleaning.. and probably disinfecting? 

Examples of what I’m talking about is old food, trash, and toilets.

I'm looking for my second investment deal and really want to begin investing in out of state, small multifamily, using the BRRRR method.

Anybody have any location suggestions? Currently learning as much as I can about analyzing deals and finding opportunities.

Have you thought of either using a cash out refi of a HELOC to get some capital for your next deal? Especially if you haven't lived in the house for 2 years and would have to pay capital gains tax.
