Hello everybody, I live in Northern Vermont and am looking for a wholesaler for flip properties. Any leads would be greatly appreciated.

I have to say DealCheck is great! I almost feel spoiled on how much information it gives you, pre-calculating all the data and even giving you estimates on potential cash flow. Thanks! 


 I agree, I was surprised how much you can do with the free version.

Another option that I was recommended by my hard money lender today- was to open a business credit card for smaller loan amounts. I went to him wanting to get financing for a a flip. I only wanted to finance 10% of the purchase amount plus the rehab. He said that most hard lenders have a minimum LTV amount, but recommended looking into credit cards. I haven't done so yet, so I don't know what sort of credit limits I can get. But wanted to bring that up. Good luck.

Like Andrew said, there are some good construction/rehab loan options out there, if you're already considering conventional. I've never used one, but from what I've learned rates usually move into a 30 yr fixed after the rehab is complete. Check with a few banks and see what they offer!

Hello, I live in northern Vermont and am in search of a private/hard money lender to fund fix-and-flips. The next deal will be my fourth in the last two years. Deals I'm looking to fund are 100-300K acquisition plus rehab costs. I appreciate any leads!

Is the deal only negative cash flow when you’re living in one of the units? Or is your plan to eventually rent both, in which case it would cash flow negative? 
If option 2 is the case I’d say there’s most likely a better deal for you out there
