As others have said, it is tough to find true deals right now, but they do exist. Are you looking for something that's turn-key or are you looking for a rehab project that you can turn into a rental?

I totally agree with Joseph.  Take it as a lesson learned and move forward.  Maybe hire a professional property manager next time.  Good luck!

Not a great area to invest.  There are some rough areas in north county.  It’s seemingly attractive to new investors because of the potential cash flow, but the cash flow may not be worth the headaches.  Just my humble opinion.  Good luck!
