Hello and Welcome Detrick!

House-hacking a multi fam property is a great way to get started.  I think they recently lowered the down payment requirements for owner-occupied multi fams.  I’m sure someone from the lender community will chime in with the info on that.  Jacksonville is a great place to invest.  There’s a ton of upside potential here and projected future growth.  In the meantime, continue to educate yourself and save more money.  Let me know if I can help with anything.  Good luck and take care!

The main two things you need to focus on right now are 1.education and 2.saving money.  There are ways to get into real estate investing without money, but I will tell you that it sure helps a lot to have some cash saved up and ready to deploy.  Another valuable skill to learn is how to find off-market or deeply discounted properties.  If you can do that, there are many investors that will give you money.  Hope my rambling is somewhat helpful.  Happy investing and good luck!

Out of state investing is doable, I’ve done it.  But, it is a different animal.  You really need to spend a lot of time learning the area first and building a quality team.  The team you put together can make or break your investment.

 Great advice Ken!

I love the idea of finding a market that fits and then build a team for that market!

- I call it the 'Joe Pesci Factor', as in - "I got a Guy!".

If I find the right market, I might drop you a line to get some lessons learned, if that's okay!

Thanks for the feedback.

Sincerely,

Joe

Hello and Welcome Avishai,

Jacksonville is a great place to invest with plenty of upside for the future.  I would recommend getting in touch with some local wholesalers that may be able to source properties that fit your criteria.  Are you also prepared to do a rehab remotely?  Do you have a crew/team ready to assist?

I'm a local Broker and property manager and would be glad to help wherever I can.  Good luck on finding a great rental property; the hunt is part of the fun!  Take care!

Hello and Welcome Lior!

Jacksonville is a great place to invest as I'm sure you've figured out based on your homework.  Are you here locally now or only investing here from afar?

I'm a local Broker and property manager and would be glad to help any way possible.  Good luck and happy investing!

Hello and Welcome Joe!

Congrats on making the decision and now taking action.  One of your next big hurdles will be to NOT get caught in the analysis paralysis trap.  Educate yourself as much as possible and then prepare yourself to pull the trigger when a deal pops up.

I'm a local Jacksonville Broker and property manager, happy to help any way possible.  Good luck!

Hi and Welcome!

Jacksonville is a great place to invest.  The areas that cashflow better will typically be more difficult to manage, but with that said, there are definitely cashflow potential areas around town.  I would recommend hiring a good property manager to minimize your stress level.  lol

Reach out if I can help in any way.  Good luck!
