My CPA is telling me that I can no longer sell my primary residence after 2 years to avoid capital gains tax. Is this true? Our 2 year anniversary in our current home in next month, we are ready to pull the trigger and list it and we will stand to make a huge profit from this sale. He is saying that on Jan. 1, 2018 it has changed that you need to living in the home for 5 years instead of 2. Any CPA out there that can verify this?

that is actually part of the reason we plan to move. at my current home I pay 3500 a year for a home worth 93000. I live in rural nys and the cost of living is tremendously high.

 In the city of Knoxville for a $100,000 house with 1,000 sq ft is going to be about $1,100 in taxes! Plus cost of living is great down here and Zillow listed it as one of the top 10 cities to live in last year.

The South Knox Area, zip code 37920 is definitely something to keep an eye on! Listing are flying off the market and property values have continued to increase way higher then any other area in Knoxville. They are also doing a lot to bring in people to Knoxville’s Urban Wilderness and the south Knoxville waterfront area. Let me know if you need me, a licensed agent, to help you in this area. I also recommend seymour (37865) and Maryville/Alcoa areas!

My husband and I flipped 4 properties this year through auction.com. 1st was an AMAZING deal on a west Knox condo. We bought sight unseen through online pre-auction bid, put $600 into and sold it the day I listed it with multiple offers. 2nd & 3rd were online auctions but not the pre-auction. One we bought ourselves the other I represented another investor as his licensed agent. 4th was a hard one! A split foyer in Seymour that we bought online sight unseen. We buy it then found out it was a modular home and the pervious owner was raising pigs and chickens in the basement! We’ve had it under contract 3x and keep dropping the price down everytime. We are pretty much about to break even on it. It sucks because we put $80,000 into the renovations and redid everything!! BTW... we got rid of the smell using the company Smells Don’t Sell and their ozone shocking treatment if you ever come across a smelly house. I think overall it’s a great option if you have the cash to buy them. We have had no luck at winning the bid at the courthouse.

I’ve had my real estate license for 4 years now. I working in the Knoxville, Sevierville, Pigeon Forge and Gatlinburg areas in TN. I bought my 1st rental at age 18 and then got into real estate a few years later. Knoxville is a great market to buy and hold as well as flip in. I work with other investors on finding and selling flips. My husband is a licensed contractor who often does work for my clients and then I will list the property. I’m affiliated with Coldwell Banker Wallace and Wallace and it is an amazing company and offer so much value. I was named one of Coldwell Bankers International top 30 agents under the age of 30, a 1st from TN. Let me know if you have any investors wanting to work in my area or if you have any questions about being newly licensed.

Everything that has been listed is great! I think picking the perfect agent to partner with is a huge decision. Make sure you know that the agent knows what they are doing and can represent you in the best way. 

Here are somethings that I would require if looking for an agent:

-Experienced- selling 20+ homes a year

-Sells in the area of the house being sold

-Has worked with flippers before... brownie points if they are flippers themselves

-Is an expert marketer... way more then just list on mls, open house, and postcards

-Read client testimonials and better yet ask for contact info of other flippers they would with and ask yourself

I am brand new to bigger pockets and I was trying to connect with other investors in the area and was specializing my request  with a little message asking if we can connect and to get a better idea of them and their business. I added my name and phone number at the bottom and then copy it and pasted it to send to another investor. 

Now it's saying that I am blocked from sending messages. I guess its from my phone number or that I copied and pasted the message. How can I get the messaging ability back?
