AdamB just told you. I'm curious too how you didn't know the ARV prior to buying the property. Get your agent to pull all the comps for you to see what everything else has been selling for.
Do you have an estimate for the rehab? Who is doing that?

Yes it is!
Listen up..........
We have submitted hundreds of POF letters and I think TWO agents (not the banks) called on them!
And when they did, they called the number on the letter and said "do you have $xx funds available for Mr. X to buy real estate"

The name on the letter replied with "YES" and that was the end of the call.

It doesn't matter! Let's say it's just a family member, your boss or whoever (if you get my point) the only thing they can ask is, "are these funds available to this person" and of course the answer is always yes.... end of call, end of story.
Oh, and the simultaneous close is the easiest thing in the world too, you just need to be using the same title company as all your other local wholesalers are using! No reinventing wheels here, it happens a thousand times a day.

PS. The 90 day thing above has gone now too so you're all set.

Wow! Some of those answers sound like you might want to get a massive ice cube right now, one that won't melt until 2012.
Take it in your garage, stand on it, put a noose around your neck and wait patiently for 2012 to come along. Oh, and in the meantime, please keep the doom and gloom to yourself!

Personally, I couldn't care less what my house might be worth. a) I won't be living in it because I'll have a bigger and better one that I stole from some dumb bank and b) Only I am in control of where I'll be in 2012, not a war, not a stupid terrorist and certainly not a dumb government.

I am looking for multi-family foreclosures too. Any size, ANY STATE.
Just sold two (237 and 336 apartment unit complexes here in FL at 4 and 9 million) and have people (principals) looking for other deals.

I will not deal with anything or anyone too far removed from the source.

That situation should never arise!
It is perfectly normal for you to give out the address etc. to the whole world if you have to.
You need to have it under contract, it's that simple, otherwise you are not even a wholesaler!
If you don't have it under contract then expect it to get snagged from you every time.
You contract it, then you sell it, job done!
Whoever controls the property wins.
