Thanks everyone. To help answer (I had hoped I spelled out the deal better)

I found the deal, we both looked at it, signed the contract, got the financing together, and are splitting cost and profit. I was hoping there might be some way to detail his part as the contractor for paying his labor, and the subs, during the rehab. I do not have a concern about his quality of work. I have seen it for many years.

@A.j. Martinez sounds like a cool building. I love San Antonio. First I would get all the information on zoning laws you could find. Cost, upgrades, time. Everything you can find so you will know if you Truly have a good deal. Then run the figures on it and see if it works. Good Luck to You!

Hello BP. I have a question that I have not been able to find information on as of yet

My Friend and Contractor is now my partner in a rehab. Just got funded and I am trying to figure how our 50/50 split is going to work for him while he is doing the work. I am unable to work just found the deal. Handling all the issues and he is going to work on it. How does he split his pay as contractor also. He will need to be paid so he can pay bills. Thanks so much. PS. This is our first deal.

hey @Mark Rowan you do need to have a safe approach. You are representing whatever jacket or shirt you are wearing at time of offer. It's like putting out fire at their home and then pushing them to use your restoration company. Be careful. I have heard a blog on fire damaged homes and it made good sense with the right skills. go see it first. Look for yourself at condition. If you are not knowledgable in rehab take a contractor friend. I'm new as well but I found a home called the seller. Looked at it and BROUGHT A CONTRACT WITH ME. Guess what. We signed that afternoon. It's going through process now. Good Luck to You.
