Well today we finally closed on our first deal as REI. This deal worked out between my wife's LLC and my friend and partner who is the contractor rehabbing the home. I will send before and after photos on this thread as we are moving on it ASAP. This is a 1 1/2 story SFR with 2100 sf, 3bed/ 2 full baths. All new electrical, roof and central heating and air. The home sets on 1.85 Acres with orchard and outside storage. Enough for now, I can't wait to show it to you. Thank You BP for the courage, education and drive.

WOW! How do I limit to one person? I wish I could remember who turned me onto BP as they would get my VOTE. THE podcasts,all 69 of them, Brandon &Josh for "The Beginners Guide to" book so my spouse can learn this bizness. And J. Scott for his two books. OBTW Closing on our first deal tomorrow. Yay!

@Sylvia B. In Texas the ground bulges or cracks depending on moisture or lack there of. This cracks and moves foundations. So keeping clay wet helps keep foundations stable. Tom

@Sheri Henning hi Sheri. Is it possible that the absentee owner is in nursing home or otherwise. Maybe check if taxes are paid. Good Luck. Tom

@Raul Ruvalcaba I would think that a good business plan and financial information on both of you that your loan officer could give you an answer to what and how the best strategy to fulfill your desire at 4 more rentals this year. If you are showing cash flow on the previous two loans that should go a long way. Good Luck.

@Sean Connolly do you desire the use of these garages for your personal needs? If not I think having a garage is a priority to tenants and therefore your units can be priced to include them. I will be interested in comments by others who are more knowledgeable than myself. Tom.
