Love the numbers.  In my opinion you have a low price for the great education you will get if you pull the trigger...and might actually get paid to go to school!  Check out crime rates for the neighborhood and make sure you validate the rents.

I have had no luck with CL advertising.  In my area its swamped with "we buy houses" adds.  I think they actually scare off potential sellers.

Make a deal happen and then walk around with a puffed out chest.  JK.  Negative people are all around.  To succeed you must spend time with successful people.

Thanks for the suggestions.  Last night I found a file with 70% of my original work saved on my iPAD.  I feel very fortunate. 

I didn't have "Previous Versions" turned on unfortunately. I will look into CrashPlan.

Those are some crazy situations I haven't come across yet.  Wholesalers in my area must be backing out of contracts as the properties I see must be sold to cash buyers (investors) but are at or above market value.  I feel bad for the sellers.  But on a positive note, this is a marathon and those of us who keep a steady pace will succeed.

@John Thedford Thanks for the reply. Your insight was obviously developed over years of being in the industry. My conundrum is finding deals that meet, what I consider, logical and sound criteria. The MLS isn't providing these currently. I haven't done a deal with a wholeseller as they haven't brought me anything of value to date. However, when something comes across my plate I will be sure to follow the guidelines you provided. Thanks for the help.

@Bradley Scruggs Like @Jeff Riber said earlier, Arlington doesn't have many multis.  The beaches have a bunch but they are pretty pricy.  I know of a off market deal for 2 duplexes which could probably be had for 150k per.  I have looked at both and they need WORK.  Each unit is around 800 sq ft and gets $600/mth.  Almost forgot it's in Atlantic Beach, west of Mayport Rd.  I am not a wholeseller so I have no skin in this deal, in fact I passed on it as I can't make the numbers meet my criteria.  PM me and I can pass it along.
