Howdy BP,

This is not a sales pitch. My name is Red and I am a CRE Broker in Jacksonville, FL. I got here after spending years doing SFR buy and holds and a flips at the various duty stations where my family and I lived while in the military. I started with an interest in Multi Family, and while getting frustrated trying to source deals that had any meat on them I determined that the best deals were taken before they ever made it to Loopnet. I realized I needed to get to the source of the deal if I wanted to purchase anything of decent value...enter the world of commercial real estate brokerage. I have tasted a little bit of each class of CRE assets (multi-family, retail, office, industrial) and have decided I like industrial the best. Specifically, I have a soft spot for small to medium sized businesses and I love to be their pseudo-partner by providing space for them to execute their business activities.

It may seem a bit daunting on the surface, but I urge you to think about CRE investing to create real, substantial, RE cash flow and portfolio wealth. Again, this is sales pitch free content. It's my way to provide information to others who are interested in getting into this wonderful game.

@Stacy Williams, @Andrew Postell, @Maxwell Lee,  I couldn't agree more.  Jax is getting too warm.  I got pretty liquid a while ago and want to deploy resources into Jax but its tough to find anything that meets my numbers.

Even JAX is getting bought up right now.  People are buying stuff on speculation and there are few properties on market that meet traditional investor rules.  Off market might give you some opportunities.
