Welcome @craig ! I love the podcasts too. I have been looking for properties in Lower Bucks County. The inexpensive ones, in Bristol, Morrisville, Trenton and Levittown can look a little scary to a newbie (high prices). Have you found any areas that you are targeting?

In Philly, you should keep in mind the issues around the crazy high wage tax (which keeps some higher income folks from living there). Not sure if there are higher numbers of regulations around running rentals (smoke detectors, lead paint etc) but I would look into them before purchasing. There is a pretty good real estate investors group called DIG, which meets right outside of the city. Have you looked at the City-Data forums online? I think that they usually provide good insight about any city.

I know that there are vacation rentals in some locations that service the workers. So, in Ocean City, MD, for example, I think that some of the seasonal rentals do ok. But it has been a long time since I have researched them.... For me the advantage would be that all of my tenant issues would be relegated to a short period of time.

Vacation rentals are a different animal than primary home renting. The upkeep and repair is rather intensive and needs a good property mangement team in order to be profitable. Food for thought.

Hi,

I am a complete newbie. My name is Lisa and I live in Bucks County, PA. I love listening to the podcasts during my endless commute and have heard some of them several times. I am trying to decide how to get started...( either with a 4-plex in Bucks County or Montgomery or with a vacation rental) while still working. I am particularly looking around for an opportunity in a good school district (Neshaminy or Lower Merion) that cash flows. So, I am just starting to learn what all the terms mean, and find this to be an awesome forum. Thanks to Josh and Brandon and everyone else!
