I have a few rental houses located in North Central Ohio. I still consider my self as a novice landlord, and think that my lease seems a little weak.  I was wondering if anyone else is willing to share a copy of their lease for comparison? Thanks in advance for your help.

I try to use a 12 month in most cases. But there are times when I am renting to a new client, that I will extend the lease so that it ends in a summer month. So for example, if I were to start a new lease with someone on December 1st 2017, then I would probably try to get them to sign a 18 month lease, so it would end in May of 2018. I found it is always easier to fill a vacancy during the summer months. Hope this info helps.

I live in Ohio (near Cedar Point/Sandusky area). I have 8 rental properties and also work a full time job. It is very difficult keeping up with all the rentals while working my 40 hr engineering job.  I am considering hiring a property manager, to relieve so of my stress. My question is......Can I hire a contractor friend as a Property Manager? Or do property managers have to be licensed/trained as "Property Managers"?  Does anyone know what I should expect to pay for a good property manager?

I am kind of new on BP. I currently live near the Cedar Point (Sandusky) area and own 8 rental properties near this area. My son recently got married and moved to Cincinnati area (Springdale) , and is renting a apartment while he attends college there. I am kind of interested in possibly buying a rental house in that area, and allow him to rent off me at a lesser rate. Was wondering if someone could give me some advise on the houses in the area? Post: Bed Bugs in my rental house. Need Advice

I have owned a rental house for years and have never had a bug issue in the past, or with past tenants. But now I have a new set of tenants that moved in 7 months ago. They are now claiming that there are bed bugs in the house, and say they want to break the lease and leave.    My question is: Am I responsible for bug removal? I have already called a pesticide company and they estimated approx $900 to treat them with liquid and or $2000 to remove the bugs using heat.  Obviously I didn't bring the bugs into the house. And I know that my previous tenants never complained of any bugs. So it's obvious to me that the current tenants have brought the bugs in with them.  Anyone with advice about this would be appreciated.
