Hey all!

I have come across an owner of a fairly large commercial building 16K sqft. It has a large warehouse, 2 loading docks and office space in the front. He is a gentleman that owns multiple real estate properties, but is looking to get rid of them to get more money for an overseas investment opportunity.  He is trying to find a cash buyer, or someone that can put some money down and the owner will finance the rest. I think this can be a good opportunity for an ambitious investor. The property has potential to be converted into multiple suites, and the taxes on it are relatively low at 14k. It is less than a mile from I-94 in Elgin, IL.

My question is what would be the best place to market this property on here? He does not want to use a conventional real estate agent. I know a lot of investors really like owner financing so I just wanted to ask you all your thoughts about how to reach the largest number of investors that are looking for a creative way to purchase a property like this.

You are doing the right thing getting a Chicago specific lease too. I do a lot of business in the near southwest suburbs, and our laws are significantly less strict than the Chicago ones. The CAR lease is a good one, and @Brie Schmidt can send it to you.

Thanks for your reply. I looked more into the security deposit laws in Chicago, and you are right. I will look at going to a move in fee going forward.

Hey Chicago,

I am wondering what residential leases you all use. I purchased my first property within the city and have a vacancy in one unit. I am showing the property this weekend to potential tenants and wanted to make sure I use the best lease I can. Any other tips for a first time landlord in Chicago would be greatly appreciated.

Hi all!

I am looking for recommendations for really good home inspectors. I am closing a purchase of a 3 flat near Midway and want to make sure there are no issues with the property. The building itself is a fairly old frame, and the seller has stressed "AS-IS" a little bit too much and has got me a little worried. I think it is a great deal so want to make sure everything is good to go. Thanks!

 As Richard Lee said, nothing populates after you type in Chicago or any other sub-forum.
