Hey all!

I am a relatively new Real Estate Agent. I recently made a connection with a client who is a newer real estate investor. He asked me to send him a list of "First time homebuyer areas". I am not sure exactly what he means by this, but also dont want to come off as un-knowledgeable. I have tried google, but dont quite have the answers I was looking for. Would any of you guys have an idea what he means by this?

I am located in the Chicagoland area.

Dolton real estate rentals would definitely be considered class D. The average household income is about 21k which is just under the poverty line. You will be dealing with mostly section 8 tenants. The community itself doesn't offer much in ways of amenities. It is just outside of the City of Chicago, and actually has higher tax rates than many nearby areas that fall in city limits. I am sure you could find some nice cash flowing buildings in the area, but it might be too much to handle as a first time investor. Just my 2 cents.
