@Jason Bee  I have never seen someone lose the offer money - 21 years in the business.  It could theortically happen but so is finding a unicorn.

@Jordan Soto with FHA your capped at 4 units but you can finiance in 100% of your renovation costs as long as you stay within 110% (not joking) of the future value.

The other hack is on FHA you can buy mixed use up to 4 units but the residential square footage needs to be 51% and the the best use of the building is residential which is determined by the appraiser.

@Jordan Soto You should be crushing FHA Renovation loans and purchase multi units.

Keep it simple.

@Jessica Franco Your first loan should not be in an LLC becasue you can not get FHA/Conventional finaincing without risk violating the due on sale clause.

You can post in  FB on Boston Wholesale - 

If the seller was desperate he would reduce the price. 

There needs to be a minimum of 20% equity for an off market deal to make sense. 

You need to find a deal that makes sense for the seller, the buyer and you.

@Account Closed why would a reasonable person want to pay more than retail? Wholesale only makes sense when the asset is undervalued.
