Neither is an absolute home run but definitely solid deals. That being said, both clients took about a month of searching to find these deals so we are certainly not swimming in them here in Atlanta. Also, both deals were in Decatur so might be an area to keep your eyes on.

Thanks for reaching out, I am most likely will implement the BRRRR strategy and maybe a flip.

It seems to me that you got both of your client a pretty solid deals, 

you got a 1% rule on the rental and a perfect 75% rule on the flip, which are what I've been looking for the past few weeks now and can't seem to find one.

I have been looking at almost every part of town and still not sure if I have to narrow it down to do a more extensive search on certain area.

I would love to use BRRRR as my main focus, in order for it to work I need to find one with a max offer of 75% - Rehab cost of ARV, that would be the "GREAT" deal in my opinion.

And I agree with you, there are still cash flow properties I can get but I don't want my fund to be "stuck".

Yes, I think Atlanta is way to hot right now, went to see 2 properties last week and they are trying to sell it above market price for investors to jump into the deal. Since I'm just a newbie I am just trying to see if other investors are experiencing the same thing and you might just prove my point.

We invest south of Atlanta, from Henry County down to Macon, where we get excellent cash flow and manageable risk (but there is still elevated risk).  We can buy and renovate a home for an all-in cost in the low to mid 30s, and rent it for $600-$700. We choose our tenants very carefully...very carefully...and they deliver great cash flow. 

If you’re willing to go into lower income areas, with some leg-work you can find a decent turn-key home for $40-50k, already leased for $600-$750. They’re not the nicest areas in town, but just because the neighbors don’t make much money doesn’t mean they’re bad people.

Curious to see if anyone from Atlanta found great rental property deals within metro Atlanta in the past few months with current market.

I have been searching around and analyzing some deals but it seems like none of the listings really work right now.

@Payton Pearson what a killer deal, i live in Atlanta and it seems like i can't even find a good deal let alone a GREAT deal.
