Post: Are Apartment Master Leases still a good idea in Miami's Market?

I found a sweet apartment deal in Miami for myself. Due to the liens and work that needs to be done, a colleague is recommending I do a 4 years Master Lease during which time I will do repairs, increase rents, and the value of the property. I like the idea and have done it before but I am afraid it might backfire. 

The money I have for downpayment will have to serve for repairs and closing costs if I were to purchase. On the other hand the seller will not agree to a second position loan. What do you guys recommend?

Real estate professionals are usually covered by E&O insurance which clearly does not cover all kinds of real estate activities relating to personal investment. Brokers get worried dealing with the fine line between personal business and using the name of the brokerage to get ahead as an agent.

Brokers will feel more comfortable if agents can properly address liability and how the brokerage can walk free from their private risky dealings. As long as agents conduct private deals in ethical ways that protect the public interest and not expose the brokerage to unnecessary trouble, we love to see them make money as well. A higher standard is expected of licensees. Review RESPA, COMAR, and your E&O policy.
