What do you think is better when making a low ball offer in MLS? 1) Go somewhat reasonable on offer then adjust later during inspection period? 2) Go low right out of the gate?

I'm new as well and my biggest stumbling block is estimating repair costs. I was going to ask same thing......How did you come up with $40k for rehab costs?

Weekdays are hard for me because I have to wake up so early.......who can stay up past 8pm?  Ha ha!  That being said, I plan on being there :-)

I'm thinking no.  Agent represents you, but you won't be closing the transaction.  Maybe if end buyer agreed to have your agent represent them as well?  Or if it was set up as a double closing.......but that would add expenses (ie. more closing costs)

I'm looking for a contractor doing rehab work in Phoenix / Chandler/ Tempe/ Ahwatukee/ Gilbert Arizona. I'm new and looking for help with estimating repair costs on two properties.  They aren't too far apart from each other and I'd compensate for time.  I think if I can get over this block, I can actually pull trigger and at least make some offers.  Thanks in advance!!

I'm following this discussion. I'm in same boat but have slightly different goals. Long story short...got a real estate license, joined BP years ago, life took me in a different direction (in a good way) and now my focus is getting something going in terms of REI (Fix&Flip/BRRR)
