Ugh, they raised mine when I was renewing in February by like 50%! Had to go higher on my deductible to bring it down. 

Hi All, 

I have a vacant unit in a triplex in Avondale that needs a good cosmetic update. Can anyone recommend a reliable contractors that I could reach out to for some estimates? I have a photo inspection of the unit + a draft scope of work that needs to get done. 


Below a brief summary of work: 

It's a 2b2b ~1,000 sq ft. 

1. Repaint all rooms, new interior doors across the unit (4), one new external door, repaint/fix wooden balcony floor.  

2. Bathrooms - need to fully upgrade one (new tiles, new bathtub, new toilet, new vanity) and partially upgrade the other (no tile and no bathtub change, only vanity, toilet, lights and repaint). Both bathrooms are quite small and I don't plan to move any pipes or anything. 

3. Bedrooms - not a lot of work, just repaint, fix some outlets

4. Kitchen - install new kitchen sink and faucet, new garbage disposal, new stove shelf fan, new light 

5. Living room - fix few minor items

Hello All, 

I'm trying to find a cleaning crew that can stop once/ twice a month to clean common areas in my multi-family (3 unites) building in Avondale/ Logan Square area. Could you kindly share any contacts/ referrals? 

Also, those of you who self-manage your properties, who do you use to check once in a while the property and fix small things in common areas like light bulbs?

Newbie question here on tax reassessments. 


1. Just got my reassessment notice and the value went 50% up. This doesn't mean that my property tax will go up by 50% correct? Is there a way to estimate the impact on the bill? 

2. Do you have any recommendations on property tax appeal lawyers?

While the answer to this question is likely - it depends, I thought I'll get the forum's sentiment as the lease renewal season is coming up. 

Are you planning to increase rents in 2021 when renewing your tenants? Why yes/no? 

What are the things you are factoring in for this decision and how are you weighting in COVID-related sentiments?  (e.g., tenants working form home = higher maintenance and bills vs tenants' income likely staying flat)

Hey BP community,

I ran into this situation and thought is worth asking/ flashing for anyone who is just starting.

I’m house-hacking a 3-flat and got 2 insurance claims so far last year (each one on a separate unit, not the one I occupy). Just got a call from my agent saying that my deductible $2500 is paid on each unit separately (so I need to pay $2500 on my first claim and the same amount for the second claim since they were on different units).

Is this a common approach? I found it a bit weird and it was not was I thought originally (need to go back to check my agreement ofc, but thought I’ll ask)
