Erik, Congrats on your house. Yes, do shop around, but don't apply every where. Shop, analyze and pick two. Apply in one day so your credit doesn't take a hit. Have reqd docs ready on the day. Income, credit & equity do matter. Good luck.

I think you're on the right track, but see if you can do the option to buy before you buy and check it out for a couple of months or so.

Hello BP family!! Iam a recent investor and got my first two SFH in Philly. There's no mortgage on them and have paying tenants.
