@Kyle Pollmann SFR portfolio lenders rates will be around 6%, but on a 30 yr am schedule the cash flow is compelling. Also consider non-recourse v. recourse in your risk model. Rates can be deceiving because of the amortization schedule and the subsequent cash flow consequences.

@Eric Campbell What kind of loan do you need? Is this for rental property investment purposes? If so then yes I know of some. 

@Miles Stanley A Bank (depository bank) has a residential and commercial side. On the commercial they can make in house loans, keeping those loans on their balance sheet. There are also nonbank lenders, alternative sources of capital (wall st, insurance co, etc) that make loans. 

You need to look into nonbank lenders. The 'conforming loan' box is highly restrictive for investors.

Rates are pretty low right now if you look at indicators like 1-yr treasury. I've seen rates drop for our products. Portfolio loans are around 6-7% for a 5-yr term/ 30yr am. (give or take 25 bps).

There are some nonbank lenders that offer financing to foreign nationals @Geof Kenah @Account Closed. I'd be glad to help. One requirement would be for each house to be valued at $50k or more and for an investors to buy or rent out 5 properties or more. This is a non-recourse loan, rates around 5.5-6.5.

Interesting.. people too often forget how cash flow gets swallowed on a 20 yr am, you'd be better off at 7% and 30-yr am. But good to see their is competition in the market from local banks.

Yes you can secure financing which will be collateralized by your current SFR portfolio. This is a niche loan product, that most banks do not offer, but is rather offered by non-bank lenders. Usually properties have to be valued at $50k or more. Rates are between 5.5%-7.5%. The loan will be a blanket loan, first lien position. Hope this helps. Good luck!
